Contents pack-out, cleaning and storage in Los Angeles

After a water or fire loss, the house often has to be emptied before it can be dried or rebuilt. Pack-out gets your belongings out, listed and cleaned instead of piled in the garage.

Quick answer

A contents pack-out in Los Angeles moves your belongings out of damaged rooms so drying or rebuild can happen, with every item photographed, listed and labeled. Salvageable items are cleaned for water, soot or odor and stored until the rooms are finished, then brought back. Items that cannot be saved are documented for your claim.

The job

When a pack-out makes sense

When rooms need flooring pulled, walls opened or soot cleaned top to bottom, furniture and boxes are in the way and at risk. Moving them to another room often just spreads the problem.

A pack-out also creates the contents inventory your insurer will ask for. After a house fire, belongings come out before the fire rebuild starts.

Variations of this job

Furniture and electronics

Furniture and electronics are wrapped, labeled by room and moved out before work starts. Upholstered furniture that soaked up contaminated water is photographed and listed rather than kept. Wood furniture is dried slowly so it does not crack or warp. Electronics exposed to water or soot are not powered on; they are set aside for a specialist to assess, because switching on a wet or sooty device is what usually kills it. Every item gets a line on the inventory.

Documents and photos

Documents and photos are the items people care about most and the ones that cannot be replaced. Wet paper and photographs are separated carefully so they do not stick together, then air-dried flat or frozen to stop further damage until they can be dried properly. Soot-covered documents are handled with gloves. We box them apart from everything else and tell you honestly which ones are likely to recover. Specialist document drying can save more than people expect, and we say when it is worth trying.

Textile cleaning

Textile cleaning covers clothing, bedding, curtains and soft goods that took on smoke, soot or water. Most garments that only absorbed smoke odor come back with the right cleaning; items soaked in sewage or floodwater usually do not. We sort textiles by damage type, send them for cleaning suited to what they went through, and return them folded and bagged by room. Leather, silk and heirloom fabrics get flagged for extra care, and nothing is thrown out without your approval.

Los Angeles conditions

Smaller homes, less room to work

The typical home in the Los Angeles and Long Beach metro is about 1,600 square feet, and the typical rental unit about 1,200. There is rarely a spare room large enough to stack a household's contents while flooring comes up or soot is cleaned. That is why, on most jobs here, belongings leave the building instead of being shuffled from room to room.
