We handle leaks, sprinkler discharges, sewage backups and mold in Downtown Los Angeles lofts, high-rise units, converted older buildings and storefronts. Crews come from our office in Little Tokyo at any hour. In a building, we keep separate records for your unit, the units around it and the common areas.
Downtown Los Angeles
Downtown water damage usually travels down. A supply line in one unit, a failed shower pan or a fire sprinkler head can reach several floors below before anyone shuts it off. Concrete floors also hide how far the water spread underneath flooring and walls.
Converted older buildings add their own problems: decades-old risers and drains under new finishes, and walls that were opened and closed many times over the years. See condo leaks and the HOA for how responsibility is usually split.
Downtown Los Angeles
Downtown Los Angeles, along with Chinatown and Playa Vista, is one of the few parts of the city that has added a meaningful amount of housing in the last 20 years. Much of it is in towers and converted older buildings. Our own office sits in the Japanese Village Plaza in Little Tokyo, which opened in 1978 as part of the district's revitalization. New units stacked over old plumbing are a big part of why Downtown leaks so often involve several owners at once.

Call and give the building, your unit number and whether water is coming from above. Building staff or the HOA may need to shut a riser or reach the unit where it started.
The crew extracts water and reads every unit and corridor the water could have reached. It removes only what cannot dry, sets equipment and keeps dated records for each owner, the HOA and the insurers.
