Quick answer

Slab leak water damage in Los Angeles happens when a water line inside or under the concrete floor breaks and pushes water up into the flooring. We map the wet area with a thermal camera and meters, open the flooring where needed so the plumber can repair the line, then dry the slab with mats and dehumidifiers before new flooring goes down.

The job

What a slab leak does to a floor

Water lines run through or under the slab in many single-story homes. When one pinholes, water soaks upward into the concrete and spreads under the flooring across a wide area.

Our part is the damage: finding its extent, opening the floor, drying the slab and restoring the finish. The line repair is a plumber's job. Houses on raised floors leak differently; see water under the house.

Variations of this job

Hot spot on floor

A hot spot on the floor means a hot water line is leaking inside the slab, warming the concrete from below. You feel it barefoot on tile or see it in a pet lying on the same spot. A thermal camera shows the warm patch clearly. We map how far the moisture has traveled beyond the warm spot, which is usually much further, and mark the floor so the plumber knows where to access the line and we know how much flooring has to come up.

Buckled flooring over slab

Buckled flooring over a slab is laminate, engineered wood or vinyl plank lifting because water from below swelled the boards or the underlayment. Floating floors lift and separate at the joints first. We remove the affected flooring and underlayment so the slab can breathe, because concrete covered by flooring can stay wet for weeks. Readings across the slab tell us where to stop removing, so sound flooring beyond the wet edge stays down. Baseboards along the wet edge come off too.

Wet carpet with no visible source

Wet carpet with no visible source, often in a room with no plumbing at all, is a classic slab leak sign. Water travels under the carpet pad along the slab until it shows up somewhere unexpected. We pull the carpet back, read the slab across the room to find the wettest point, and trace it toward the nearest water line. The pad comes out, the slab dries, and the carpet is relaid once the line is fixed and the slab reads dry at every point we marked.

Los Angeles conditions

Slab homes and hard water

Many mid-century tract houses in the Valley were built slab-on-grade; in Canoga Park the median home dates to 1960, with copper lines now more than 60 years old. Los Angeles water runs roughly 7 to 16 grains per gallon of hardness, and decades of that inside copper under a slab is a common setup for the pinhole leaks behind the calls we get.

Cost factors

What slab leak damage costs

2026 guides put pipe repair at about $150 to $250 per linear foot, and water damage restoration at $3 to $7.50 per square foot. The plumbing repair and the damage repair are separate lines. Planning ranges only.

Wet area

How far water spread under flooring.

Flooring type

Floating floors lift; glue-down tears.

Slab drying

Mats and dehumidifier by the day.

Access openings

Floor opened for the plumber.

Flooring matching

Continuous area replaced if needed.

Hot or cold line

Hot lines spread warmth and moisture.

Your options
